Apartment Communities for Seniors or People with Disabilities

Our apartment communities for Seniors or People with Disabilities are located throughout the City of Boulder and offer independent living in thoughtfully designed studio- and one-bedroom apartments (up to 2 bedrooms at 30PRL).

Communities feature amenities such as free Wi-fi, computer access, renovated living spaces, and community gardens or gathering rooms. Many are near RTD bus routes, grocery shopping, retail, and restaurants.

These communities also offer Resident Service coordination. Each apartment community has a dedicated resident service coordinator to connect residents with local resources, partner agencies, and community events or programming. The independent living program at 30PRL includes additional supportive services.

Who qualifies to live here?

Apartment homes are for income-qualified older adults (age 55-62+) or people with disabilities. Qualifying criteria vary slightly across these different communities as described below. Additional information can be found on each community’s page.

Walnut Place | 55+

For applicants who live or work in Boulder County
Program: Deeply Affordable Communities
Rent: Rent is approximately 30% of income
Maximum Income to Qualify:
(50% AMI) 1 person: $46,500 | 2 ppl $53,150

Canyon Pointe | 62+

Program: Deeply Affordable Communities
Rent: Rent is approximately 30% of income
Maximum Income to Qualify:
(60% AMI) 1 person: $49,140 | 2 ppl $56,160

Communities for People with Disabilities

30PRL Independent Living Program | People with Intellectual & Developmental Disabilities (IDD)

For applicants who live or work in the City of Boulder
Program: Deeply Affordable Communities
Rent: Approximately 30% of income
Maximum Income to Qualify:
(40% AMI) 1 person: $37,200 | 2 ppl $42, 520

While these communities are specifically for older adults or people with disabilities, all of our apartment communities accept Reasonable Accommodations due to a disability.

How do I apply?

The way to apply for these communities, except High Mar, is through a waitlist. Waitlists open periodically on a limited basis depending on when apartments become available. Applications are not accepted prior to waitlist openings. Keep an eye on our website for opening information or call our wait list hotline (720) 564-4627 where we will announce opening dates.
