Located at the corner of Colorado Avenue and 35th Street, residents can enjoy easy access to RTD bus lines, shopping centers, and Boulder’s nearby bike trail system. The one-bedroom apartments provide independent living spaces for older adults 62+ or people with disabilities, while the two- and three-bedroom apartments are for families. Madison offers a community center (with computer access), free community-wide wi-fi, and Resident Services staff are available to connect residents to local resources and programming. Apartments are offered at rents below-market rate and come with rental assistance as part of our Deeply Affordable Communities. Income, student, and additional restrictions apply.

The waitlist for this community is currently closed. The last waitlist opened from July 5-10, 2023. These are all at communities in our Deeply Affordable Program where residents pay approximately 30-40% of income towards rent.

Waitlist Closed for 2-3 Bedroom Apartments

Two- and three-bedroom apartment homes at this community are for families or individuals. The way to apply for these apartments is through a waitlist. Waitlists last opened February 26-28, 2019 and the next openings have not been scheduled.

Who qualifies for Madison?

Madison One Bedroom Apartments

For income-qualified seniors age 62+ or people with disabilities currently living or working in Boulder County.

Madison Two & Three Bedroom Apartments

For income-qualified families or individuals currently living or working in Boulder County.

Madison Income Criteria

Applicants may earn up to 50% of the area median income (AMI). Income is the total combined gross annual income for the household.

Additional Qualification Criteria

  • Student, liquid asset, and homeownership restrictions apply.
  • Applicants and household members must be free of evictions within the past three years and be able to provide two years of satisfactory rental history from a third party. If unable to provide rental history, please contact the community manager where you are interested in applying.
  • All applicants will be required to pass a criminal background check
