Apartments at our Deeply Affordable Communities are less expensive than typical market rate rents in Boulder and come with rent assistance and supportive resident services available. Residents pay approximately 30-40% of income towards rent, and the remainder is subsidized through federal funding
Apartment communities feature studio to four-bedroom apartments and townhomes with amenties such as renovated living spaces, community centers, outdoor gathering ares, and nearby access to RTD transit, bike trails, retail and restaurants. Supportive resident services are also available to connect residents with local resources, partner agencies, and community events or programming.

Our Deeply Affordable Communities with rent assistance include:
Senior Rentals for 55-62+
For older adults age 55-62+ living or working within Boulder County or the City of Boulder
Accessible Rentals
For people with disabilities, living or working within Boulder County or the City of Boulder
Bringing School Home Communities
For families with at least one child under the age of 6 who live or work in Boulder County
Family Self-Sufficiency at Woodlands
For families with at least one child under the age of 18 who live or work in Boulder County
Housing First at Lee Hill
For people with disabilities experiencing chronic homelessness who have lived in Boulder for at least one year
Broadway East, Glen Willow and Madison
For families or individuals, with additional qualifying criteria per apartment community
Do I Income-Qualify?
Maximum Income Varies by Apartment Community
Each of these apartment communities has a maximum income that can be earned in order to qualify. It varies by apartment community, but for most Deeply Affordable Communities, applicants can earn up to 50% of the Area Median Income (AMI), as shown on the chart below.

For example, if you have two people in your household, your combined gross annual income cannot exceed $53,150 to qualify for a Deeply Affordable Community where 50% AMI is the maximum.

How Much is Rent?
After qualifying, residents pay approximately 30-40% of income towards rent, and the remainder is subsidized through federal funding. This rental assistance is connected to living at these specific apartments. If you are looking for assistance to pay rent in a private rental, or where you currently live, please learn more about our Housing Choice Voucher program.
Additional Qualification Criteria:
- Student, liquid asset, and home ownership restrictions apply.
- Applicants and household members must be free of evictions within the past three years and be able to provide two years of satisfactory rental history from a third party. If unable to provide rental history, please contact the property manager where you are interested in applying.
- All applicants will be required to pass a criminal background check.
How to Apply
The way to apply for these communities is through a waitlist.* Waitlists open periodically on a limited basis depending on when apartments become available.
*Applications for Lee Hill and Woodlands are accepted through partner agencies.
