Renting from Diversified Properties

Dear Applicant:

Thank you for your inquiry regarding Diversified Properties' rental programs. The Reduced Rent Program provides one, two and three bedroom apartments and mobile homes at rental rates below Boulder's average market rates. In addition, Diversified Properties manages a portfolio of market rate properties and accepts Section 8 vouchers at some of our sites.

The Reduced Rent Program is designed to help lower-income people whose income may not qualify them for federally assisted housing programs, but who would benefit from a reduced rent.

ELIGIBILITY The eligibility requirements for these units vary from site to site based on covenant restrictions. In general, the goal is to house people who are at or below 60% of the median Boulder income. Income levels are established by HUD and are subject to change.
Eligibility also varies according to unit size. Singles or couples are eligible for 1 bedroom units only, unless written documentation of medical necessity for 2 bedrooms is presented. Households with children are eligible for larger units depending on the number of children, their ages and gender. This guideline permits us to maximize the number of people our program can assist. Households of more than three unrelated adults will not be accepted.

TO APPLY If you would like to apply for one of Diversified Properties' rental programs, please fill out the enclosed application and return it to Diversified Properties, Boulder Housing Partners, 4800 North Broadway, Boulder, CO 80304. Your name will be placed on a waiting list by program type and number of bedrooms. There are no site-specific waiting lists. Please be patient; the wait is often over a year. Twice a year you will receive a letter asking if you wish to remain on our waiting list.
If you wish to remain on the list, you must update certain information and return the form to Diversified Properties by the date designated in the letter. If you do not return the form as directed, we will assume that you no longer wish to remain on our waiting list and we will move your application to inactive. Please contact us immediately whenever there is a change in your address or telephone number.

LEASING When an appropriate apartment becomes available, we will contact you. You will be shown the unit, informed of the rent amount, and asked to provide documents verifying your household income. You may decline the rental property and choose to remain on the waiting list. After three offers which you do not accept, you will be removed from the waiting list and must re-apply. Applications will be considered by the date they are received in our office.

If you would like to accept a unit, a background check will be run by our contracted agency. Landlord references, credit history and criminal background will be checked. You will be charged for this screening, with no refund given if you do not pass.

PETS The policy on pets varies from site to site. There is a deposit for each pet and you will be required to sign a pet agreement which stipulates that cats and dogs must be inoculated, and spayed or neutered.
