North Court is a collaboration between Wolff/Lyon Architects and Naropa University. Wolff/Lyon is currently accepting presale agreements for artist/professional studios and residences at North Court. Coburn Development is accepting presale agreements for Northstar Place, a mixed use community at Holiday, and Studio Mews, an artist live/work enclave. Studio Mews is being built in collaboration with six different architects. Residences and commercial space are available at Northstar Place and Studio Mews. Wild Sage Cohousing is 85% presold. There are two and three bedroom units available. Wild Sage will also include four Habitat for Humanity homes (see page 3 for details on the Blitz Build). Peak Properties is accepting presale agreements for Garden Crossing. At the east side of Holiday, Garden Crossing features large town homes and carriage house units adjacent to community gardens. Wolff/Lyon Architects is also building Main Street North. These blocks constitute the gateway to Holiday from Broadway. Commercial space at Main Street North is 80% presold/preleased, with tenants including Spruce Confections (second location), Winston Associates, and Wonderland Hill Development Company. Habitat Blitz Build

Habitat for Humanity Hosts Blitz Build at Holiday July 23rd - August 2nd.

For the first time in local history, Flatirons Habitat for Humanity is undertaking a three week intensive Blitz Build. The Blitz Build at Wildsage will be three weeks of intensive building to complete the framing of the four units. The Blitz Build will begin July 23rd and end August 2nd. Workdays will begin at 7:30 and end at 5:00; lunch and snacks will be provided.

Flatirons Habitat for Humanity and Wonderland Hill Development Company have joined in a partnership to build four affordable homes for very low income families. The homes will be part of the Wildsage Cohousing Community. Wildsage is a diverse community dedicated to socially and environmentally sustainable living and community involvement. Wildsage will be 34 homes and a common house for community meals, and a common center green around which events will be held. Families have been selected for the four Habitat units.

One way in which Habitat is able to provide homeownership opportunities to very low income families is through volunteer labor and sweat equity on their construction sites. Habitat anticipates that Blitz Build volunteers will come from groups and organizations sponsoring homes at the site, as well as local community members. Sponsoring groups to date include First Congregational Church, Atonement Lutheran Church, Mt. Calvary Lutheran and Grace Lutheran. Construction On Site

Pinkard Construction is fully mobilized at Holiday. They are currently grading the site, installing utilities, and building streets. Boulder Housing Partners anticipates turning over the first blocks to our development partners beginning in July of this year. Development partners will begin work on the buildings as soon as the land is ready. We anticipate all infrastructure work to be complete by the end of July. Twelve families selected as first time homebuyers at Northern Lights

Northern Lights is a small community at Holiday being developed by Affordable Housing Alliance. Northern Lights will consist of 14 traditional style homes. All homes are deed-restricted, and the financial ability of each household is taken into consideration in establishing the price. Each family that purchases at Northern Lights will contribute 200 hours of sweat equity. The building of the project will be an opportunity for its future residents to come together as a community. Families have been selected for all of the Northern Lights homes, but backup applications are being considered.

Homes are priced for so that households making between 40 and 79 % of the area median income can become homeowners. The Affordable Housing Alliance will provide a grant to all qualified buyers in the amount of $3,000 for down payment and closing costs.
