PREVENTIVE MAINTENACE (PMs) As part of BHP's annual maintenance program, Preventive Maintenance visits (PMs) are scheduled at different sites from April to November. Our maintenance staff will schedule a visit to enter your home and change the batteries in the smoke alarms, replace the furnace filters and check for other maintenance problems. You will receive notice a couple of days before they arrive. Please continue to call in work orders at: 720-564-4620. Don't wait for PMs at your site to take care of maintenance
issues.
REVIEW OF SOME COMMON PROBLEMS FOUND IN PM INSPECTIONS
- Foil on drip pans. Please don't use foil! It's a fire hazard! If you need new drip pans for your stove, call maintenance and we will provide them FREE!
- Large propane tanks on BBQ grills are NOT ALLOWED by Fire Code. You can buy an adaptor at McGuckins to use a small propane tank.
- Grills are not allowed in 2nd and 3rd floor passage ways.
- Screens bent or with holes. We are guessing that these are perhaps the result of being locked out of your apartment. Please know it costs $60 to replace screens for a standard bedroom-size screen and more for sliding glass doors.
- OPTION: Call maintenance to get into your apartment. It only costs $20 during business hours and $40 after hours. This is cheaper than the cost to replace a screen.
- Extra keys: Bring $5 (check or money order only) to BHP and then the key will be delivered to your home.
PET OWNERS Please help maintain a safe & sanitary living environment for all tenants by cleaning up after your pets & making sure dogs are on a leash and cats are not roaming freely.
PLEASE HELP US CONSERVE OUR WATER RESOURCES In the month of April, we turn on the irrigation sprinkler systems. BHP has a continued commitment to save water at our sites. To do this we need your help to watch for problems with the sprinkler system. Please contact the maintenance department if you notice water leaks or large puddles at your site.
If you see any vandalism or damage to the sprinkler heads, or need to report a major leak, please call 720-564-4620. Follow the prompts to leave a message on the routine work order line or press the appropriate numbers on your phone to talk to a maintenance technician on the emergency work order line.
RECYCLING & WASTE REDUCTION Celebrating Earth Day at the end of April reminds us to do our part in reducing the amount of ‘trash' we send to the landfill and keep our communities clean and beautiful. The recycling effort is a big part of reducing waste and now is even simpler with Eco-Cycle's single stream recycling system, allowing all recyclables to be placed in the same bin. However, it is just as crucial to make sure that the items you place in the recycling bins are acceptable. When the bins are found contaminated by non-recyclable items the whole batch is tossed as trash!
Fall/Winter
It's that time of year again and here are some tips to help you have a more comfortable and safe winter.
SNOW REMOVAL Snow will be removed when there is an accumulation of one inch of snow or more on sidewalks. If there is less than one inch then the decision for removal will be at the discretion of the Maintenance Coordinator. Snow removal will start either at the beginning of the day or when the snow stops falling. Sites are prioritized by need, starting with the senior sites. Residents are to notify maintenance on the routine maintenance work order phone line at 720- 564-4620 of any problem areas or ice after snow removal has been completed.
IDLING VEHICLES Leaving an unattended car to warm up on cold winter mornings is a favorite target for thieves and pollutes our environment. Please protect yourself and our environment this winter by not leaving your car running. We all thank you!
COLD WEATHER PRECAUTIONS To prevent damage from frozen water to your personal belongings and BHP property, please follow these tips:
- Always leave your heat thermostat set at, or above, 65 degrees, especially if you will be gone for an extended amount of time.
- Open your kitchen and bathroom cabinet doors on cold nights or if you will be gone, to allow warm air to circulate around the water pipes.
- Make sure all windows are securely closed to prevent freezing drafts from entering your apartment. Notify maintenance of any cold air drafts from outside you may feel.
- Notify maintenance if you don't have hot or cold water at any of your faucets, this is the first sign of pipes freezing.
