INTRODUCES NEWSLETTER
This is the first edition of a regular newsletter that will provide the latest
information on the planning process for the redevelopment of Boulder Housing
Partners' (BHP) office site at 3120 Broadway. This update will be published
on BHP's website as well as mailed to those without access to the Internet.
It will include news, project information, responses to your questions, ideas,
and schedule updates. Your feedback and suggestions to improve this newsletter
are welcome.
BHP MOVES TO NEW LOCATION
In November, 2003, BHP finished construction of its new offices at 4800
Broadway; the northeast corner of the intersection of Broadway and Lee
Hill Rd. This the first time in BHP's 39 year history that all 53 employees
of the organization are in one location. The entire first floor of the
building is devoted to maintenance. Leasing and occupancy staff, resident
services, Section 8 program administration, and planning and development
are located on the second floor. The building was designed by Garth Braun
and Associates and built by CCM Construction; both of Boulder. |

What will happen to the structure at 3120? We don't know yet! 3120 has
been BHP's main offices since the mid 1980's. It was converted from a
single family home when BHP built the forty six dwelling units of housing
located immediately to the west. Now that it is no longer being used as
an office, BHP has begun a process to determine the most appropriate use
of the property. A few ideas that have been discussed include multi-family
attached affordable housing, housing with a community room for after school
programs, and a mixed-use building combining housing with a coffee shop
and community room. Choosing the right concept for this site is complex.
The process will include information gathered from the City of Boulder,
the surrounding neighborhoods, the overall community, and BHP's own mission
to provide affordable homes for low and moderate income families. “Phase
I” is a process f information gathering, brainstorming, alternatives analysis
and feasibility planning. It is not a very glamorous title but when not
much is known and nothing decided, "Phase I" seems to accurately
describe what we are doing; the first step.
DESIGN BUILD TEAM SELECTED
FOR PHASE I ANALYSIS
In December, 2003 after a rigorous competitive process, BHP's Board of Commissioners
selected the Design/Build Team of Stephen Sparn and Associates, Studios Points
Architecture + Research, and Deneuve Construction. This team will collect
and analyze information and help develop and sort through possible alternatives.
FOUR MONTHS SCHEDULED
FOR PHASE I
Phase I started February 1, 2004. For two months, BHP will be collecting information
and ideas. The third month is focused on developing alternatives. In the final
month, alternatives will be narrowed down from many to three and then to one.
BHP plans a neighborhood Open House to look at some of the ideas this spring.
A final recommended plan will be presented to BHP’s Board of Commissioners
at the end of May, 2004.
BHP INVITES YOU TO BE INVOLVED
BHP welcomes and encourages your participation in this planning process. You
can stay current and make suggestions in the following ways: Regularly check
BHP's website <boulderhousing.org> for information. Look for the "3120
?" button as seen on the top of this Project Update; Submit an email
with your comments and ideas to be posted on the message board on the web-site
or to request additional information; Call BHP's Project Planner; Send your
email address to get notice of regular updates; If you don't have access to
email, call or send a letter. Note your name and address if you would like
mailed copies; Ask that BHP's Project Planner meet with your neighbors or
a small group to discuss the project; and Attend the Open House this spring
to look at and discuss some of the alternatives that have been developed.

there for answers to your questions. If you do not have access to a computer,
please call or write to make arrangements to receive mailed information.
