Like that everyone knows each other in the community, able to identify the kids, worried too many more will make it difficult to know everyone

Kids really have a sense of community

Playground in the center area is really important

Will there be more laundry space, really important place for socializing and talking between the mom’s and families on the site

A lot happening in the laundry room ...need more space and more machines

Community center good idea, need more programming space and activities for kids and adults, movies, additional recreational activities, social events

Any way for kids to get access to the City's recreation center, passes are expensive

High percentage of Latino families, want a way to encourage kids to interact with kids in the larger community

Could there be programs for cross cultural interactions at community center?

Latino community on site a little protected from larger Anglo community which is good but also insulated which is bad, look for ways to encourage interactions

Really appreciate access to bus service on Broadway

Like access to creek path on east edge of site and community gardens to the north

Problem with parking conflicts with partrons of rec center, use resident parking when in a hurry and then resident can't park, can this be addressed?

Like having doors to central area and playground to see other tenants and watch kids

Agree units need a lot of renovations and glad that BHP planning to do

Traffic from rec center sometimes drives too fast

Not need convenience retail or coffee shop ...could not afford it if there was one ...do all shopping at large stores on bus routes

Add a spanish language lending library?

Not a problem if add market rate or mix of incomes to site, already diverse

Worried, don't want any one to be forced to be relocated or displaced

Why did BHP have to submit an application for Landmarks Preservation Advisory Board review?

Under City regulations, structures that are more than 50 years old are subject to review by the Landmarks Preservation Advisory Board (LPAB). The Board reviews permits to demolish structures to insure that buildings of historical significance are not lost to the community. BHP submitted a demolition permit application to determine if the building could be demolished or if it might be eligible for designation as an individual landmark. Whether or not the existing structure could be demolished is a threshold question in the planning for the redevelopment of that corner.

February 20, 2004:

What was the result of the review of the application?

The Design Review Committee of the LPAB reviewed the application for a demolition permit on 2/17/04. The application was approved. BHP has no current plans to actually demolish the existing building; demolition would not normally occur until near the end of the planning process.

Email: HI, I am writing to share my ideas about the redevelopment of 3120 Broadway ...I run the Family Art Night at Broadway right now .... I would love to see several things:

1. Large community center space: for meetings, to be used for parties, to be reserved or rented by the residents, with tables and chairs in it close access to a kitchen and sink. This space could be used for Family Art Night (if there could not be a separate studio space) and other classes at Broadway as well as I Have a Dream tutoring.

2. Art Studio: We could expand the Art groups! We could have residents from other sites come do art at the studio at 3120. We could then sell and display art work made at 3120.

3. Child's play room: a place of little kids to go and play with toys during meetings, classes, activities, for their mom’s and dad’s (with a child care person).

4. Separate computer room for IHAD and residents: not in the larger community space.

5. Cafe : a place for coffee, tea, tamales, taco’s (made by the women at Broadway) pastries, drinks, etc. Maybe part of this could be the display space for artwork made by the families at Noche. Or a little store could be housed in this space also for selling art, jewelry, stuff? People could gather here to chat – a real community gathering space.

Please consider erecting a temporary structure (or a balloon) to outline the proposed site changes.

A curb cut on the southern corner at Broadway could help with potential traffic congestion at the intersection with B'way and the rec center.

Prefer Option 1 (two story) due to outside entrance and lack of bridge parking lot dividers.

Add a left turn lane onto Broadway?

Is there sufficient stacking room between the Option 1 (two story) entrance to the parking structure and Broadway for left turns at the signal?

Are there enough parking spaces?

How many do you have no and when the project is complete?

If targeting seniors, might not need so much parking.

Try to prevent people from working on their cars in the parking lots.

What happened to the possible retail on the corner?

Try to use environmental design and systems like solar panels?

Height of the three story building, will it require a variance?

How much more sqft’age will there be after the project is complete?

Will all the units be rental?

There is a lot a traffic at the intersection at peak hours of use at the rec center ...will this project make it worse and how will those impacts be mitigated?

7 parking spaces should be available for use by the rec Center ...where will they be located?

Like 3 story option, grade change might make it a little difficult due to City's height calculation

Visibility to avoid ped and bike conflicts with vehicles is better under the three story option

Worried about the proposed height ...would prefer two story solution

How much traffic and parking demand was generated by the office and how much by the new housing, probably less so maybe congestion will go down

Should check and see what parking provided for rec center and make sure able to limit conflicts

Support idea and size of community center
