Concept 2
Concept 2 consists of a site plan where the westerly two public housing units
of 3110 Broadway are demolished in order to create a more efficient parking
structure. The garden level parking structure includes 66 parking spaces.
Because of the slope of the site from northwest to southeast, the northerly
end of the parking structure will be underground, the southerly end will be
at least partially exposed above ground. There is a total of 24 new dwelling
units, two of which replace the demolished units. Units 1 and 2 are located
easterly of a corner accessway that creates a direct connection between the
bus stop and the units in the new and existing parts of the site. The plaza
is an extension of the existing open space and play ground area between the
existing apartment units east of the redevelopment area. A new laundry area
is planned in or near the community center and the plaza. The 3,000 sqft community
center is connected to the central courtyard and the plaza on the east side
of the entrance to the parking area. The community center will include a computer
lab, meeting room, after school study areas for residents as well as offices
and storage for on-site training programs. A stairwell and optional elevator
connect the parking structure to the first floor plaza and the second floor
walkways. The upper walkway provides access to the front doors of the second
floor units. This design is only two stories, consistent with the two story
units to the south and the North Boulder Recreation Center.
