Concept 1

Concept 1 consists of a site plan where no existing dwelling units are demolished and parking is provided in a garden level structure that includes 60 spaces. Because of the slope of the site from northwest to southeast, the northerly end of the parking structure will be underground, the southerly end will be at least partially exposed above ground. There is a total of 22 new dwelling units. There is a two story row of apartments that face towards Broadway that are constructed on top of the parking deck. There is an open courtyard, approximately 30 feet wide, that provides access and separation between two rows of units. The courtyard also provides a connection between the bus stop at the corner and the interior of the new and the existing parts of the site. A 3,000 sqft community center is located over and on both sides of the entrance to the parking garage. The community center will include a computer lab, meeting room, after school study areas for residents as well as offices and storage for on-site training programs. The community center is connected to the central courtyard and the plaza. The plaza is an extension of the existing open space and play ground area between the existing apartment units on the property. A new laundry area is planned near the community center and the plaza. A stairwell and optional elevator connect the parking area to the first floor plaza and the second floor walkways, which provide access to the front doors of the second floor units. This design is only two stories, consistent with the two story units to the south and the North Boulder Recreation Center.
